Terms & Conditions

1. Reservation is subject to the accommodation being available when the booking form and deposit are received.

2. Deposit: all bookings must be accompanied by a deposit of' £50 per week, per property. The deposit is accepted as part payment and the balance due should be paid, not less then, 30 days before the starting date of the holiday. The deposit is non-returnable and will only be refunded if the property requested is not available for the dates requested.

3. Non-payment of full charge for the accommodation within 30 days of the holiday starting date will be treated, as a cancellation of reservation and the deposit will be forfeited. Moreover the whole cost of the holiday accommodation will become due unless we are able to re-let the accommodation for the same period at an equivalent rate.

4. Cancellation notice must be sent in writing by recorded delivery; provided this is received no less than 30 days before the start or the holiday only the deposit will be forfeited. You ate strongly advised to take out Cancellation Insurance.

5. Arrivals and Departures. Holidays are booked Saturday to Saturday (any no: of weeks). Takeover time is not before 2pm, vacating by 10am on the relevant day.

6. Pets are welcome upto a maximum of 2 providing they are kept under control at all times. They are not allowed on furniture and bedding and owners must remove all traces of dog hairs, etc, before vacating. Pets must not be left unattended in any of the properties. You are reminded that this is a stock breeding area and that farmers have a right to shoot dogs worrying sheep and chasing cattle.

7. Breakages and any damage to the property must be reported immediately; unsuitable replacements will not be accepted. On departure please leave clean and tidy, especially the cooker, sinks and bath.

8. The Maximum number of occupants must not exceed the number stated in the brochure, unless by prior written arrangement.

9. Unsuitable Hirers: the owners reserve the right to refuse holiday accommodation to any person who, in their opinion, is unsuitable. In which case the hire terms paid will be re-funded in full.

10. Electricity for the cottages will be paid prior to departure; charged at the current standard rate from meter readings.

11. Insurance cover for the property is effected by the Estate. The proprietors are in no way liable for any loss or damage to property and effects of the tenant.
